Why Do I Need A Real Estate Agent?
Sure, you could do it all on your own... but most highly successful investors don’t have the time and most new investors do not have the experience. The main reasons most investors choose to go the real estate agent route is that they know it will protect their time, money, and peace.
Now lets go into more detail...
Time
Time is a precious commodity and as an investor most of your time is spent researching new properties, making phone calls/attending these appointments, and lastly but most importantly learning the current and further market trends. You are busy and although being a licensed real estate agent sounds like it will add to your cv the time involved takes away from your primary focus …. making money! Investors will find that as they become a licensed real estate agent that they spend too much time minoring in majors and majoring in minors. In other words focus on what is going to make you money! It takes time get your license, to develop and build relationships with lenders, appraisers, titles companies, and it takes time to negotiate and communicate effectively with all parties that are involved. During all of this time guess what you are not doing … you are not focusing on what is going to make you money.
Money
Many newer investors love the idea of becoming a real estate agent and going that route and if that is truly something that your are interested, I 100% support you. I also want you to know the facts that it does take a lot of money to become a new licensed agent. If you want to get into a lock box for a showing ..well that costs money, If you want to log in to REIN and make a CMA ...well that cost money, If want to be a realtor... well that costs money. Not to mention that the original class and testing costs lots of time and money and you will have to continue to take education classes throughout your time as a real estate agent. There are many licensed agents that are investors, however they generally also full or part time real estate agents with clients that they help in order to justify the financial commitment that is involved.
Peace
It is important that not only an investor stays partial when looking for investments and focus on the numbers but when an investor finds a killer deal it is better for them to not be involved in the negotiations as it could potential cause unforeseen issues. That’s where I come in …. during negotiations I am there to be the impartial party so that you can concentrate on what you need instead of concentrating on how to negotiate and fill out contracts. I am there to have your best interest at heart but are make sure all the bases are covered so, your deal goes through smoothly and with your best interest in mind!
